Focus on long-term funding needs that support the replacement of critical public works and public safety equipment, as well as necessary infrastructure repairs. I engage with citizens, actively listening to concerns to develop effective solutions, and ensure accountability. My qualifications, experience, truthfulness, respect, and engagement make me an asset. As a retired local government manager with extensive experience at the county, municipal, and regional levels, I have a proven record of ensuring that taxpayers’ resources are judiciously allocated and utilized. I earned a Masters Degree Public Administration UNC at Chapel Hill, UNC School of Government Certifications in Governmental Accounting and Budgeting, Environmental Grant Procedures, Local Government Finance, Essentials of City Government, Public Executive Leadership Academy, and Zoning. I am National City/County Credentialed Manager.
Taxpayers perceive Council’s disregard for their concerns have led to the following top issues:

1- Council expedited the Island Parking Plan without a comprehensive professional traffic and parking feasibility study, despite taxpayers’ requests.

2-Previous Town Ordinances were deficient in density limits and stormwater abatement measures, demonstrating Council’s failure to plan for community growth.

3- The Town’s infrastructure, particularly roads and stormwater management, requires improvement. Minimal progress has been made in the ten-year Capital Improvement Project for stormwater, which is nearing its conclusion.

As a Town Council member, I am committed to addressing all concerns and identifying mutually beneficial solutions.
To restore public trust, I will have constructive dialogues, promptly responding to emails, support public record requests, and engage in discussions with meeting attendees.

Advocate for a comprehensive professional traffic and parking feasibility study to repair the rushed implementation of the Island Parking Plan.

Develop comprehensive strategic plans for short-term, mid-term, and long-term goals and avoid resource allocation to community projects without clear objectives.

Proactively review town ordinances for development and implement necessary modifications guided by sound principles, thoughtful considerations, and informed leadership.

Provide leadership to develop plans and allocate funds for anticipated infrastructure upgrades.
Financial planning is paramount. The current Council overtaxes property owners to circumvent the Local Government Commission’s budgeting suggestions. This surplus revenue enables Council to evade public scrutiny by making excessive budget revisions for personal endeavors and questionable expenditures. As a Town Council member, I will uphold fiscal responsibility.

As NC local government managers at all levels, I served with integrity - I do the right thing; I am tireless - I persevere through tenacity; I listen - the more I know, the better my decisions; I am a professional - I am respectful; I am a servant of the people - everyone.

I am committed to keeping Sunset Beach beautiful and natural avoiding commercialization. I will provide a better customer service from Council. I will stand up for the Sunset Beach taxpayers.

Before moving to Sunset Beach I was a UPS driver in Raleigh where I retired after 29 years of service. Between working for UPS and the ABC store I have gained a great deal of experience serving the public and businesses alike. I will listen and lead with integrity. I believe the town council should reflect the voices of the people it serves.
1) Infrastructure projects and controversy with canal dredging. 2) Fiscal responsibility and calls for political accountability over high costs, lack of transparency, and fairness of assessments. 3) Parking and traffic issues.
1) Building community trust by improving transparency, communication, and fairness in town decisions. 2) I will be upfront with citizens about decision making and work to stay within the budget. I will prioritize the needs of residents and business owners, making sure all voices are heard and respected. 3) Revisit the paid parking plan implemented by the town. I am against paid parking especially for our residents. We should create a parking and access plan that works for residents, businesses, and visitors.
As a town council member I will represent you! I will be receptive to your concerns and establish a clear and open line of communication. I have no narrow agendas and I will work to ensure fiscal responsibility, and promote safe, smart growth that fits our values.

Position/philosophy statement Sunset Beach must find a way to absorb the wave of development that surrounds us without being overwhelmed by it. This will require Civic Leadership that is not so grounded in the past that it cannot manage and guide this Communities Future.

I serve on the Sunset Beach Planning Board. I helped rewrite our Uniform Development Ordinances. We are the only municipality in Brunswick County to do this. The new UDO includes better tree abatement regs (no clear cutting in new developments) It increased Open Space requirements. We initiated a conditional zoning process. It resulted in constructive negotiations with developers that had to address Planning Board Requirements in order to be approved. Sea Trail now has the green light to become a top of the line Destination Golf Resort. The Angel Trace Development has now been annexed to the town. A better arrangement than being part of the Extended Territorial Jurisdiction. Under the new UDO a far better plan than what preceded it.
Focused on The Future How can Sunset Beach absorb the incredible development that surrounds us without being overwhelmed by it. We must revise the Land Use Plan. This must be a Community Driven document that outlines the strategic goals of the Community for the next five to seven years. Use the power of the Town Council to fulfill the Mixed Use Development District or Village District that sits fallow today. We must bring Angel Trace Road back on line to relieve congestion along the 904 corridor.
First, we must have civic leadership that is not so enamored of the past that it foregoes the opportunity to guide and manage our future. The Land Use Plan is a crucial document. It is a blueprint of what we want Sunset Beach to become. It provides guidance to businesses, residents, and developers. I have been instrumental in getting this process scheduled for 2025/2026. Third, Over forty years ago, Sunset Beach had the foresight to create The Mixed-Use Development District. This "Village" district stretches from 904 to Angel Trace Road. We need to find a way to finish what we started and create a Mainland Village to complement our beautiful barrier island that serves our residents guests with high walkability and reduced traffic.
Angel Trace Road once provided a continuous thoroughfare between Sunset Boulevard N. and Old Georgetown Road. It was primarily used as a construction road during the early development of Sea Trail, but has since fallen into total disrepair and has been washed out by Calabash Creek. Given the influx of new residences, re opening Angel Trace Road is crucial. Four different entities own this private road. We have to find a way to work with these owners to create an alternative traffic asset to the overcrowded 904.
