What special qualifications and experience would you bring to the office?

What criteria would you consider in responding to an appeal?

I have been a Fairfield home owner for almost 20 years. During that time I have twice had to bring tax appeals. Both times I had to further appeal to the Superior Court, where the Court reduced the assessments. Fortunately I am an attorney so I could do that myself, but I do not think it is fair to require that of all taxpayers. As a longtime resident who evaluates property values for work, I hope to save others the costs I had to incur.
I would look carefully at the comparative market analysis (cma) and appraisals offered by appellants. Are the comparable properties cited really similar and from the relevant time frame? I would also listen to the appellant for other points they might make to substantiate their appeal.
As a CFA (Chartered Financial Analyst) charterholder, I bring proven financial competency to office. As founder of Sophis Investments LLC, a registered investment advisor, my strong financial analysis and asset valuation skillset will facilitate assessment appeals. As a licensed real estate salesperson affiliated with William Pitt Sotheby's in Southport, I’ll apply my real estate expertise to the benefit of the town's residents.
I'd seek to correct errant assessments. When considering whether an original assessment is appropriate, I’d evaluate recent arms-length sale values of comparable properties and/or recent arms-length sale values of the property in question. Assessed values must fall below actual appraised values and arms-length sale values, so assessments marked above or too close to these levels would immediately appear errant and need to be re-evaluated. logo
