What viable tactical steps are you proposing that would attract people to your city/town and keep current residents from leaving Long Island for other states?

What specifically will you do to increase the availability of low income/middle class housing, rental as well as ownership, in order to keep our young people from leaving and to attract other young people to our communities.

Since we are seeing the effects of climate change in the form of serious hurricanes and other weather events here and elsewhere in the country, what will you do to strengthen the infrastructure of our towns and cities to deal with the aftermath of such events?

Glen Cove has begun its revitalization with the $1Billion Waterfront project called Garvies Point. The project will create over 1,000 jobs, $625 million in taxes and other revenue and infuse $50 million into our local economy. This project in addition to have a 10% affordable housing component will attract young professionals, empty nesters and families looking for the comfort of suburban living with urban amenities. Additionally, work has begun on the revitalization of our downtown. This new mixed use development will contain 17,000 sq ft of retail below 146 rental units ideal for millennials and young professionals. Additional 10% of the units will be set aside as affordable housing as workforce housing using 80% AMI. Situated in the heart of our downtown there is walk ability to the train station and all the conveniences and amenities of a vibrant downtown. A new AMC movie theatre and multiple new restaurants in our downtown will certainly attract more people to our great city.
Affordable housing is certainly a problem throughout Nassau County. Scarcity of property along with high prices have created a challenge for most communities in and around us. Currently every development project which has 5 or more units must have a minimum of 10% set aside for 60% and above AMI. In our city where vacant property is scarce the challAnge has been great. We continually work with developers in conjunction with groups such as the Long Island Housing Partnership to make rental or ownership available for those in need. Currently the city has 340 Section 8 vouchers but only about 280 are being used because of the lack of available housing. We continue to explore all options as we work with developers to meet the housing needs of our community.
Each year we dedicate fund to our capital account for infrastructure improvements. Additionally, our Community Development Agency continually applies for grant money to assist in the funding of our undertaking. This year we completed a $4 million addition to our water system with a new well which increase or capacity by 2mm gallons per day. Water supply is a critical component of preparedness during serious weather conditions and the ability to have redundancy in supply lines is of paramount importance. We have also improved our daily maintenance which helps preserve the infrastructure. Clearing out drains and catch basins prior to storms have helped us to mitigate flooding problems along our north shore. As a community with much waterfront we recognize the need and importance of maintains our infrastructure.

Glen Cove already offers fantastic services such as our own police department, fire department, EMS service and a hospital. We have parks, beaches and a public golf course and so much more. The problem is not attracting people to Glen Cove it's making it affordable for them to stay. There are several residential projects which are underway, including Garvies Point. The purpose of these projects are to attract people to our city. The Garvies Point project is the largest development in the history of our city. It was supposed to stabilize our residents taxes for the foreseeable future. Unfortunately, some bad decisions were made by the current administration and those anticipated tax dollars won't be fully realized for nearly 40 years.
The focus on development has been tilted towards new high end residential space ignoring the need for next generation housing. Our focus will be on making sure our children and grandchildren can afford to live here by encouraging development that is in the best interests of residents. Currently, not enough is being done to address the severe shortage of affordable housing. I would like to see a greater number of new projects offer a higher percentage of affordable units for the total project when city involvement is required. I would also encourage projects which are designed to build 100% affordable housing exclusively. Affordable housing, next generation, whatever you want to call it, there is simply not enough of it. As city leaders we need to find a solution for this problem. Our children and grandchildren need the ability to stay and plant their own roots for future generations.
Glen Cove is fortunate in that we have have an organized emergency management services right here in our city. It is run in conjunction with our police department, fire department, EMS and Nassau County. In August 2005 there was an F0 tornado that was a 1/4 mile wide and ran down Dosoris Lane. In October 2012 we had superstorm Sandy hit our area. Both events did tremendous damage and we were lucky that no lives were lost in either event in Glen Cove. Our emergency management service kept the residents informed and provided vital services to those in need. Can it be improved? Of course. Communication with the public is key; both prior to an event and immediately following one. Prior to, includes proper preparedness long in advance of an event. logo
