For two years I fought to get a simple building permit in Chapin, even filing a lawsuit. That experience showed me how hard it is for citizens to deal with local government. The Mayor was unreachable, and zoning dragged on for months while developers faced fewer hurdles. As a licensed contractor, I know permitting shouldn’t take months—it should take minutes. As Mayor, I’ll bring accountability, fiscal discipline, and fairness. No $120k salaries for unnecessary positions, no taxpayer perks for myself, and no red tape for citizens. I’ll ensure safety in our schools, transparency in Town Hall, and integrity in leadership. My vision is a kinder, gentler Chapin—government for the people, not for itself.
Annexation should always be at the landowner’s discretion, not forced by government. Property rights come first. Only in very rare cases—such as matters of public safety or critical infrastructure—would I consider annexation without owner initiation, and only with full transparency and community input. Chapin’s future should be built on respect for individual rights, fairness, and open dialogue. Growth decisions must serve the people, not government interests.
Chapin is not positioned for unchecked growth, especially with current water and sewer challenges. My approach is to address issues as they arise with practical, commonsense solutions. I oppose costly outside studies that waste taxpayer money and prefer direct community input on every major decision. We must fix existing problems, protect quality of life, and ensure growth is thoughtful, measured, and in line with what our residents actually want.
If elected Mayor, my first priority will be a seamless transition of leadership, ensuring stability and focus from day one. I will spend time learning every role in Town Hall—zoning, permitting, and customer service—to find ways to streamline processes, cut delays, and build accountability. Most importantly, I will never lose sight of who government serves: the people of Chapin. Whether it’s building a new home, remodeling a family property, or a small project, residents will find help, not roadblocks. If needed, I’ll sit down with them personally to complete paperwork. My vision is a kinder, gentler Chapin—where government is approachable, efficient, and truly serves its citizens.

Graduated Valedictorian from Chapin High School and a then Clemson Univerisity with a degree in Engineering.
Qualifications
Longtime Chapin resident, business executive, member of Town Council for 4 years, and Mayor for 4 years. I have worked hard to ensure the growth in the Town is managed and supported through a management plan entitled “Envision Chapin." Only one new housing development has been accepted into town limits under his leadership.
I’ve lived in Chapin most of my life, and this town has given me so much—friendships, opportunity, and a sense of belonging. When I first decided to run, it wasn’t about politics; it was about service. I saw areas where the town needed strong leadership, especially around growth, infrastructure, and keeping Chapin affordable for working families. Over the past several years, we’ve made real progress—expanding our police force, keeping taxes low, and protecting our small-town character. My decision to seek re-election is about preserving that progress and ensuring Chapin’s future stays strong.
Annexation is something that has to be done very carefully. I don’t believe in growing just for the sake of saying we’re bigger. During my time in office, we’ve only annexed one new neighborhood into the town limits. That’s intentional—because I believe annexation should only happen when it strengthens our tax base, improves services, and protects our community’s quality of life. If bringing an area into town helps us preserve what’s best about Chapin, I’ll consider it. But I won’t support annexation that stretches resources thin or undermines the balance we’ve worked hard to maintain.
Growth is one of Chapin’s biggest challenges, but we’ve proven it can be managed wisely. Since I became Mayor, we’ve only added one new neighborhood inside the town limits. That decision was deliberate—to keep growth at a pace we can handle, while still protecting the charm and affordability that make Chapin special. Managing growth also means investing in infrastructure, working closely with state and county officials on roads we don’t directly control, and making sure our police force has the resources to grow alongside our population. We’ve strengthened and expanded our police department, ensuring Chapin stays safe as more families move here. That’s the kind of balance I’ll continue to fight for in my next term.
My top priorities remain protecting taxpayers, keeping Chapin affordable, and making sure our community services stay strong. That’s why homeowners in town still receive discounted sewer services and pay one of the lowest millage rates in the region. At the same time, we’ve invested in public safety by growing our police force and earning statewide recognition for training and leadership. Moving forward, I’ll continue to focus on preserving our small-town identity while preparing for the future—supporting local businesses, strengthening community partnerships, and ensuring that growth never outpaces our ability to serve our residents. This re-election campaign is about one clear mission: protecting our town and preserving our future.

Graduate of Chapin High School, Class of 1978. I pursued Mechanical Drawing and Fortran programming at the University of South Carolina’s College of Engineering, completed electrical and electronic courses at Midlands Technical College, and earned Old Testament Survey credits from Columbia International University. I am a licensed South Carolina Contractor with a bid classification of $3 million per job, hold a state Realtor’s License, and am also a certified SCUBA diver.
Qualifications
I have been a resident of Chapin for 51 years. My professional experience includes serving as a Buyer for Owen Electric Steel, Purchasing Manager for Wells American Corporation, and Sole Proprietor of Breakwater Docks for 39 years. In addition, I have served as the Founding Pastor of Chapin Fellowship Church for 26 years and counting. If someone comes to Chapin and says, “I want to be part of this community. I want to be included. I want to belong here,” that is a beautiful thing and it deserves a warm embrace. The only caution we should keep in mind is to grow in a way that preserves what makes Chapin so special. Let’s continue to welcome new neighbors, but at a pace that allows both current residents and newcomers to enjoy the blessings that make Chapin such a wonderful place to live.
The unprecedented number of sewer taps issued by the current government within the 29036 zip code is fueling a dangerous surge of unchecked growth. This rapid expansion is overwhelming our already congested streets and placing our schools, the very magnet that makes Chapin so appealing, at serious risk of overcrowding. If our schools are damaged, the very heart of Chapin will be destroyed. I am committed to addressing this accelerating problem immediately through a combination of sound legal action and vision that work.
The part-time position of Mayor is both outdated and insufficient for the needs of Chapin today. I will be the first full-time Mayor in our town’s history, serving directly as Chapin’s Chief Executive Officer. In this role, I will provide undivided attention and oversight to every aspect of daily operations, while ensuring that citizens are kept fully informed and promptly notified of any critical or changing matters.
