Over Development (Data Centers and Developments) and Affordability. These are Big problems that will take BIGGER IDEAS to tackle them.
Overdevelopment is currently happening and destroying our Natural Resources, it needs a repeal of the 2024 SB102 Live Local Act, HB 1080 as well as the Tax Incentive found in 212.08. This just needs transparency with all Floridians to hold their legislators accountable.
The Affordability Crisis begins with Housing and extends through things like Insurance and groceries. Currently, our taxes are given through tax exemptions are given to developers for high density apartments and that needs to CHANGE! That funding needs to be placed in a fund to create a State Mortgage Portability Program and an incentive to get corporately owned houses back into the supply of housing for personal home ownership. Corporate ownership of residences also needs to be scrutinized because it has moved Florida residents into a renter class rather than owner class!
Our documentation system and migrant worker programs need to be completely overhauled. With today's technology there is no excuse for the inability to find and link birth and residency status.
In Pasco County estimates are 30,000 rental apartments and 25,000 residential homes are owned by corporations as rentals. That is a BIG problem. As stated before, we must overhaul the corporate ability to buy residential housing in Florida. Then, within the concept of Florida Mortgage Portability, an incentive needs to be created to encourage those investment homes to reenter the ownership supply. Affordability is a CRISIS in Florida. That starts with Housing and extends to Insurance and Groceries.
I am completely Pro Life. I believe our State Law in place will not be changed in either direction without it becoming a ballot issue by the people.
Home Rule and Preemption need to be looked at as topic specific discussions. I believe preemption has gone too far in the area of land use and pro-developer rights. With the new HB 1080 local officials are completely helpless to say no to over development and that is unacceptable.
Rather than lobbyists and polarizing political groups pointing fingers we need the stakeholders at the table and start diving into where the Medicaid costs are being driven up from. There are 2.3 million children enrolled in Medicaid in 2026. If we want to fix this crisis, we have to understand this is part of the Affordability Crisis I mentioned in the state. Financials and subsidy talks are the result of a lack of real higher wage employment in the state. If we are ever going to solve this issue, we have to start building Florida Businesses UP and stop moving in additional labor forces with every new business development that comes to our neighborhoods. Until then, it is all band aids rather than sutures.
Let's dig into the issue. Claims, litigation expense, and Reinsurance costs are driving up our homeowner policies. New Developments are not helping because they are flooding our existing communities. Florida No Fault (PIP), Uninsured Motorist (UM) and Litigation combine to drive up auto insurance prices continuously. It is time for an overhaul of the whole system so we can attract additional insurers back to the market.
