Affordable and Supportive Housing / Housing Cost Burden Meaning, a large share of residents are “rent-burdened” — meaning they spend 30% or more of their income on rent. The district has expressed there is a lack of affordable units, especially larger family-sized apartments (2-3+ bedrooms).

Public Safety / Perceived Safety

There is concern among residents and business owners in parts of Fort Greene, Clinton Hill etc., about burglaries, robberies, and general street safety. Issues of homelessness in public transit/subways and safety in public spaces are also raised in neighborhood concern polls.

Quality of Life, Infrastructure & Small Businesses

Small businesses are stressed by high commercial rents; many respondents in surveys say commercial rent is one of their biggest challenges.

Aging infrastructure, accessibility for seniors, green/open public spaces, and better public transit/street safety are also prominent concerns.
1. Implement a Permanent Rent Cap (My Proposal)

Policy:

Cap rent increases for families earning $65,000 or less:

1% max increase for one-year leases

2.5% max increase for two-year leases

Why it matters:

Provides stability without resorting to temporary freezes that lead to sudden spikes later.

Action Steps:

Partner with state legislators to pass enabling legislation in Albany.

Push for city council resolutions to build momentum and public support.

1.1 I will prioritize Truly Affordable Housing in New Development

Require that a larger share of new units are deeply affordable, not just market-rate or middle-income.

I will be a fierce advocate for family-sized apartments (2–3 bedrooms) to prevent overcrowding and keep families in the district.

1.2. I will strengthen Tenant Protection and Enforcement I will fund more tenant rights counselors and legal aid programs to help renters fight unlawful evictions or illegal deregulation of rent-stabilized apartments.

I will push for the city to audit landlords who remove units from rent stabilization without approval.

2. I will expand Community Policing & Street Safety Initiatives

I will increase community policing programs focused on relationship-building, not just enforcement.

I will establish a neighborhood ambassador program to provide trained civilian safety presence in high-traffic areas.

2.1. Mental Health & Homeless Outreach

I will work on deploying mobile mental health crisis teams to respond to non-violent incidents instead of defaulting to NYPD.

I will expand supportive housing options with wraparound services, especially for LGBTQ+ youth and seniors.

I will partner with local hospitals and nonprofits to connect unhoused individuals to care and long-term stability.

2.2. Small Business Safety Support

i will create a “Safe Storefronts” grant program for local businesses to improve lighting, security cameras, and street visibility.

I will host monthly community safety forums so residents and business owners can directly raise concerns with city agencies.

3. Protect and Support Small Businesses

Commercial Rent Stabilization:

I will advocate for limits on commercial rent hikes, similar to residential stabilization.

I will encourage long-term leases to prevent sudden displacement of small businesses.

Grants & Micro-loans:

I will provide small grants for local businesses to modernize or expand.

Prioritize minority-owned and immigrant-run businesses will be on the fast track in my management

3.1. I will improve Local Infrastructure

I will push for targeted investment in sidewalks, street lighting, and bike lanes in under-resourced blocks.

I will advocate for MTA funding transparency to ensure local stations are safe, clean, and accessible to seniors and people with disabilities.

3.2. Enhance Parks and Green Spaces

I will secure funding for community-led park improvements and launch a “Green Streets” initiative to plant more trees and maintain public spaces, especially in heat-vulnerable areas.
In the first 100 days, I will introduce legislation to cap annual rent increases for households making $65,000 or less:

I will launch a district-wide housing audit to investigate illegal rent deregulation and landlord abuses.

I will launch a homeless outreach initiative specifically focused on LGBTQ+ youth, seniors, and vulnerable populations.

I will create a “Safe Storefronts” grant program to help small businesses install lighting and cameras to deter crime.

I will propose a Commercial Rent Stabilization bill to prevent small businesses from being priced out overnight.
